The most common listing trend in all market conditions is to list in the initial months of the year, where listings are typically at their lowest (less competition) and buyers are most motivated to get into a new home by spring/summer. The slow months are typically November/December. Our final recommendation will also take into consideration any major market shifts occurring, such as interest rate hikes, covid-19 conditions, or any other big economic news.
A traditional method in a hot market is to price the home based on the upward trend, which is higher than the current market value. The idea is that the home value will eventually get to this price in the upward trending market, and the high demand of buyers will be likely willing to overpay for the home. The only disadvantage is a bidding war is less likely.
A balanced market means there is no advantage to the buyer or seller. Our traditional strategy is to list a little higher than the market value for the home, to leave room for negotiating. This negotiation room creates the illusion that the buyer is getting something in return if the agreed price is below list price.
When the market is in a decline it is best to be more aggressive with the pricing. Competition will be fierce with a higher amount of listings available. It is important to price at or slightly below the competition, so that your listing stands out.
Another pricing strategy, only used in hot markets (by some Realtors), and seems a little scary at first, is to list your home under market value. The lower price looks extremely attractive and drives even more offers than what you would receive with a higher priced listing. More offers will result in a higher sales price due to the excess demand, and a chance of receiving an unconditional offer, meaning it’s a done deal!
This is where you list in between the two pricing methods above, which is more of a safe approach, but can also lead to higher sales with bidding wars.
